Vallejo HVAC for older homes and bay weather

Vallejo is Solano County’s bay city. It sits on San Pablo Bay and the Carquinez Strait, so the weather is not the same as Fairfield or Dixon. Mornings often come in under a marine layer. Afternoons can still get hot when that layer breaks. California Title 24 maps put Vallejo in Climate Zone 4 — inland bay influence — while most of the rest of our service area is Zone 12. That mix is why a Vallejo house can feel clammy in June and then need real cooling in a heat wave.

The housing stock is older. City and census figures put the median year built in the mid-1970s. A Vallejo housing study found about 63% of units were built before 1980, and about 92% were more than two decades old. A lot of those houses were built for heat, not for central air. Furnaces, floor furnaces, and undersized or leaky ducts are common. Adding cooling later — or replacing a 30-year-old furnace — is a different job than swapping a five-year-old condenser in a new tract.

What we handle in Vallejo

In Vallejo we handle AC repair, furnace repair, heat pump work, and emergency HVAC. Ductwork is a big part of the conversation here. Old supply runs in crawlspaces and attics leak, crush, and disconnect. That is sheet-metal work, which is our union trade. If the house never had decent ducts, a ductless mini-split or a short-run ducted heat pump may be the cleaner path. We will say which one fits the house, not which one is easier to sell.

Moisture and marine air

Moisture and marine air change how equipment ages. Outdoor cabinets and electrical contacts corrode faster than they do inland. Drain pans and coils see more condensate. Filters load up if the house is leaky. None of that means you need a new system tomorrow. It does mean diagnosis should include the ducts, the outdoor unit’s condition, and whether the furnace heat exchanger is still safe — not just a capacitor swap and a wave.

Repair versus replace

Repair versus replace stays the same rule we use countywide. Under about 10 years old with a contained repair: fix it.
